Keep what works
List the fixtures, surfaces and positions you hope to retain. Flag leaks, staining or loose tile separately; appearance alone cannot establish what is behind a wall.
Next check: condition and protection of retained items.

BATHROOMS / BAY AREA
Bathroom remodeling starts with how you use the room. Tell ORCA what needs to work better — storage, the shower, the layout or the finishes — and prepare a clearer brief for your Bay Area project.

01 / DEFINE THE CHANGE
Start with what works, what needs replacing and what would change the way you use the room. These are planning decisions, not fixed packages; the final scope may combine them.
List the fixtures, surfaces and positions you hope to retain. Flag leaks, staining or loose tile separately; appearance alone cannot establish what is behind a wall.
Next check: condition and protection of retained items.
Identify the vanity, fixtures, tile or glass you want to change. Bring approximate dimensions and product references before buying; keeping a location does not confirm a new product will fit.
Next check: dimensions, connections and finish transitions.
Describe crowded door swings, limited storage and anything difficult to reach. Explain whether keeping a tub matters and which fixtures you hope to move.
Next check: layout feasibility, site conditions and required approvals.
02 / MATERIAL DECISIONS
Use inspiration to describe the look. Use actual product information to discuss suitability, care and fit. The concept image above is not a product specification.
Where will each finish go: shower floor, bathroom floor or wall? What cleaning routine are you comfortable with?
Before you choose
Bring the exact product, size and finish. Ask the supplier to confirm suitability for that location and care instructions; review grout, edges and quantities with the scope.
What needs to fit inside, and what must remain easy to reach? Will doors and drawers have room to open?
Before you choose
Bring a dimensioned product drawing, sink and faucet details, and a list of daily-use items. Review the countertop, wall connections and nearby door clearances before ordering.
Which items should coordinate, and which depend on the final room dimensions or existing connections?
Before you choose
Share model numbers and installation sheets before purchasing. Confirm compatibility, who measures and orders each item, and when final measurements can be taken.
YOUR PRODUCT NOTES
Keep the exact model, open questions and order details together. Use one printed sheet per item, from the first selection to receipt.
For shower trim, list the related valve and required components from the exact product documents. Ask the installer or supplier to confirm the combination before ordering. A matching finish does not establish compatibility.
Before ordering a large item, ask the supplier where delivery ends and whether carrying it inside, unpacking or installation is included. Confirm the delivery route, doorways, tight turns, stairs and any building access or elevator arrangements with the delivery team. Record who will resolve open questions.
Print a blank copy and fill it in by hand. The downloaded HTML file also opens in a browser without an internet connection. Nothing is entered or uploaded here.
Mark unresolved details “To confirm.” A selection, an order and a checked delivery are different steps. This sheet does not place an order or approve installation.
03 / YOUR FIRST CONVERSATION
Use this checklist before requesting an estimate. Approximate information is enough for the first conversation; final scope needs a review of the actual space.
One wide view from the doorway, each wall, the shower or tub, the vanity and any problem areas. No demolition is needed to prepare photos.
Approximate room length and width, vanity width and shower or tub footprint. A rough sketch showing doors and windows is helpful.
Your city, must-haves, optional ideas, a budget range if you have one and preferred timing. Mention if this is your only bathroom or if building access needs coordination.
04 / BEFORE YOU AGREE
Ask for the same scope when comparing estimates, not just a total. These questions help reveal what is included, excluded or still undecided.
Scope, site conditions, selected products and any required approvals affect feasibility, price and timing. These are reviewed before work is agreed; this page does not confirm permit eligibility or a start date.
Use the estimate comparison worksheetBring links, model numbers and inspiration first. Product dimensions, quantities, compatibility and supply responsibilities should be checked against the scope before purchasing.
Mention this at the start. Discuss how long facilities may be unavailable and what temporary arrangements you would need before agreeing on a work schedule. Do not assume the room will remain usable throughout.
